Sorry, one more unwanted space at the beginning of a line:

[% IF ( city ) %]<li class="patroncity">
    [%IF (zipcode ) %][% zipcode %] [% END %][% city %][% IF ( state )

...should be:

[% IF ( city ) %]
    <li class="patroncity">[%IF (zipcode ) %][% zipcode %] [% END %][% city
%][% IF ( state )

Otherwise you get a space before the line with zipcode, city etc.
